What does a prefabricated building delivery include?

A typical timber- element building delivery covers everything above the foundations: wall panels with windows and doors, roof trusses, gable triangles and the roofing. The elements are made in dry factory conditions, so the frame never gets wet.

Installation comes at three levels: frame erection only, weathertight shell, or a fully finished building. The self-assembly kit building is out of date – around 70 per cent are now erected to completion by the supplier. Still, go through each supplier's delivery package line by line: the same word means different things from different suppliers.

How quickly is a prefabricated building completed?

Erected by the element supplier, a building is finished on average within two weeks of the elements arriving on site. The whole project from order to finished building typically takes 2–4 months, because elements are manufactured while the foundations are built on the plot. Winter erection works too, provided the foundations are cast before the frosts. A shorter site period also means lower labour costs and a shorter construction-phase financing period.

For comparison: a steel kit building frame goes up in about a week, but a bespoke steel building can take three months to deliver.

How does a prefabricated building project proceed?

  • Design and building permit: needs assessment, sketches and the permit application to the municipality.
  • Foundations: groundworks and the slab are done on the plot while the elements are being made at the factory.
  • Erection: the elements are craned into place, and the building is weathertight within days.
  • Finishing: doors, windows and any building services work according to the agreed delivery level.

What does a prefabricated building cost in 2026?

The square-metre price depends on size, specification and intended use. The practical range in 2026 is €300–700/m² all-in for an unheated building and €700–1,800/m² for a heated one. The single biggest choice affecting the price is the insulation level, since it dictates both the structure and the heating design.

The insulation level is stepped by use: a heated timber-element building carries about 250 mm, a semi-heated one 175–200 mm, and an unheated building windproof sheathing only. Mineral wool is cheaper to buy, polyurethane more energy-efficient. Timber-element buildings come in standard sizes of roughly 100–1,000 m²; in larger industrial buildings, timber roof and wall panels are fitted to a steel frame. Materials onlys for 65–150 m² timber-element machinery buildings start at around €19,000–38,000, with foundations and erection priced separately. The frame is always engineered for the local snow load – in Lapland the design is considerably heavier than in southern Finland, which shows in the price.

Why a prefabricated building rather than site-built?

  • Speed: factory manufacture and foundation works run in parallel, and the frame is weathertight in days.
  • Cost predictability: a fixed delivery package means fewer site surprises and extra invoices.
  • Quality: the elements are made in controlled factory conditions, not on scaffolding in the rain.
  • Adaptability: door and window openings, partitions and expansion room are designed to need, and the building can be extended later.
  • Energy efficiency: the insulation level comes ready-sized for the intended use.

What is a prefabricated building suitable for?

A timber-element building suits most needs: warehouses, production premises, machinery shelters, agricultural buildings and logistics space. A growing model is the self-storage building, where a large building is divided into smaller lettable units. A timber frame is cost-effective in small and medium-sized buildings and easy to modify as needs change.

Build or rent building space?

Run the numbers on both. In 2026, building and warehouse rents in Finland are €8–15/m²/month in the Helsinki region, €4–10/m²/month in other large cities and €3–7/m²/month in smaller towns. For example, an unheated building costing €500/m² equals about eight years of rent at €5/m²/month – building on your own plot typically pays for itself in 7–12 years, and the building retains residual value. Renting wins when the need for space is uncertain or short-term. Do the sums with your own figures: the local rent level and the price of the plot decide the outcome.
