The foundation sits between the building and the ground, transferring the house's loads safely into the soil. The foundation type is chosen on the basis of a ground investigation, not preference or price. With a suspended ventilated floor, an air space is left under the house and a timber floor is built on the plinth wall. It is traditional in log houses and cabins: services stay accessible from the crawl space. On good ground it costs more than a slab, but on a slope it is often the most sensible option. Pile foundation – unavoidable on soft ground

When the soil is clay, silt or peat and bearing capacity is insufficient, the loads go down to a load-bearing layer on piles. Piling is priced per pile metre: around €7,000 on average for a small house, €20,000–40,000 in demanding cases. It is not a choice but a necessity dictated by the ground investigation – on clay, even a slab needs piling. A survey before purchase reveals the need: the lower price of a soft-ground plot can be swallowed many times over by groundworks.

Pier foundation – for light buildings

What about building foundations?

A new build's foundations include as standard frost insulation – EPS or XPS boards around the footing and slab down to frost-free depth – plus foundation drains and a rainwater system along the foundation wall.
