What will a cold garage cost in 2026?

Cold one car garage(25–30 m²) will typically cost 12,000–25,000 euros in 2026 when built. The cheapest sheet metal frame implementations will cost 15,000–20,000 euros. The price is most affected by the size, frame material, doors and foundation conditions. A cold stable is roughly 30–50 percent cheaper to build than a warm one, and there are no operating costs at all – there will be no heating bill.

A cold garage is sufficient when you need a lockable weather shelter and not a work space. Most of the stress that reduces the value of a car comes from direct weather exposure: a garage protects against snow, ice and UV radiation just as a warm one does.

Wall structure: no vapor barrier

The most important construction rule for a cold garage: do not install a vapor barrier. The structure must be able to dry in both directions. Plastic in the wall of a cold garage collects moisture inside the structure and creates a risk of mold - this is the most common and expensive construction mistake in cold garages.

A functional wall from the outside in:

• Exterior cladding (wood or sheet metal)
• Ventilation gap, approx. 22 mm
• Windshield
• Load-bearing frame

Interior cladding is not necessarily necessary. If you want plywood or board on the inside, attach it directly to the frame – no plastic in between.

A frost-insulated, ground-based concrete slab is suitable for the foundation. The foundations of a yard building typically cost 2,000–7,000 euros, and the difference depends on the soil – it is worth checking the foundation method on soft soil before requesting a quote.

Condensation is the main problem in a cold garage

When warm, humid outdoor air meets cold surfaces, water condenses – especially on the underside of a metal roof and on the metal surfaces of a car. The same thing happens when a snowy car is driven inside and the snow melts. The solution is efficient gravity ventilation:

• At least two make-up air valves down, about 20–30 cm from the floor.
• At least two exhaust valves up on the opposite wall, close to the ceiling line.
• Condensation protection or underlay for sheet metal roofing.

This will ensure that the air is constantly changing and moisture is removed before it has a chance to condense on surfaces. Also, make sure that air can circulate under the eaves and under the roof. It is not worth skimping on the size of the valves - the efficiency of gravity ventilation is based on the height difference and the surface area of the openings.

How does a car stay in a cold garage?

Very well. A lockable garage protects your car from moisture, snow, ice and vandalism. A well-ventilated, cold garage can preserve your car even better than a poorly ventilated, warm garage, where constant thawing and wetting accelerate corrosion. If you charge your electric car in your garage, install a purpose-designed charging station (€1,300–€3,500 installed) – charging from a regular socket is only a temporary solution, limited to 8 amps, and a working smoke alarm is a basic requirement for charging.

Cold garage, warm garage or carport?

• Carport: turnkey €7,000–30,000. The open structure ventilates itself and does not suffer from condensation, but does not protect against vandalism or frost.
• Cold garage (25–30 m²): €12,000–25,000. Lockable weather protection without operating costs; requires functional ventilation.
• Heated garage (25–30 m²): €18,000–35,000. Dries the car and serves as a workspace, but heating costs €200–1,200/year and the structural requirements are stricter (vapour barrier, ventilation).

If the budget is tight and there is space on the plot, a combination of a shed and separate storage often accomplishes the same thing as a stable.

Do I need a permit for a cold garage?

According to the Construction Act, which came into force at the beginning of 2025, a closed building of at least 30 m² or 120 m³ always requires a building permit – the former building permit is now known as this. A garage of less than 30 m² may be exempt from a permit, but the interpretations of municipalities vary, so check with your own building control. A permit is applied for from the municipality with master drawings, and processing times and fees vary by municipality. A canopy is in a different position: a canopy of less than 50 m² does not require a permit in principle. Even a building exempt from a permit must be reported as building information, as it affects property tax, and the plan, boundary distances and fire regulations apply in any case.
