Choosing a house package 2026: what’s included, prices and comparison

When choosing a house package, the delivery content decides – not the package's price tag. The word turnkey is not standardised: the same label means different content from different suppliers, and the total budget is always clearly larger than the package price. In 2026, a turnkey small house in Finland typically costs €2,700–3,000/m² in total.

What do house-package delivery levels mean?

Delivery levels climb from light to heavy. The percentages show roughly how much of the total cost each level covers:

• Materials package: building materials delivered to the plot, with installation and foundations the buyer's responsibility. Covers only about 20–25% of total cost.
• timber kit: timber cut to length, notched and numbered, with assembly instructions. The standard solution for self-builders and log houses.
• Frame-ready: load-bearing structures and the roof structure erected, about 30% of total cost.
• Roof-ready: weathertight, with windows and external doors fitted, about 35% of total cost.
• Panel delivery: small panels (up to about 180 cm wide) are installed without a crane; with large panels the walls are usually up in a day and interior work under way in a couple of weeks.
• Turnkey: a home finished inside with fittings and building services, about 80–85% of total cost. Foundations, groundworks and landscaping often still fall to the buyer.
• Fully complete: about 90–95% of total cost, including foundations and design.

House-package price levels in 2026

At their widest, turnkey prices range from €2,000 to €4,000 per square metre depending on size and specification. In a log house, the delivery level shows directly in the price per square metre: a weathertight delivery around €1,200–1,800/m², interior-finished around €2,000–2,800/m² and turnkey around €2,500–3,500/m². Your own labour typically saves €400–500/m², and in a timber kit delivery the share of own work can cut construction costs by as much as half.

What is the house-package market like in 2026?

The market is on the buyer's side. In 2025, only about 3,900 detached and semi-detached houses were started in Finland – historically few – about 2,400 of them as house packages. Suppliers have capacity, delivery times are not stretching and quotes are negotiable. House factories' sales turned to modest growth in late 2025 and the industry expects a pick-up from summer 2026, so the negotiating advantage may not last. Second-hand detached house prices were still falling in early 2026, so a new build has to earn its price through quality and energy efficiency.

How do you compare house-package quotes properly?

Compare the delivery content lists line by line, not the package names. Check at least these: are design and permit documents, foundations, erection, weather protection, building services installations and appliances included? The price is driven by floor area, storeys, architectural complexity, energy class and degree of prefabrication – two identically named packages can differ by tens of thousands of euros once unpacked. Request quotes on the same floor plan and delivery content; only then does a price difference tell you anything.

Marketing sometimes promises 20–30 per cent savings for a turnkey package over building on site. Treat that with caution and compare through the what’s included yourself.

How much does the whole project cost on top of the package?

The house package with erection typically takes 55–70% of the total budget. On top come groundworks and foundations (€25,000–50,000), building services (€20,000–35,000), interior finishes, utility connections and permits, and landscaping. A turnkey 120 m² house usually costs €250,000–350,000 in total. Set aside a further 10–15 per cent contingency – soil surprises are the most common budget-breaker, so commission a ground investigation before signing the contract.

A log-house package is a timber kit delivery

A log-house package is in practice always timber kit: the logs are delivered numbered and machined to length, down to corner joints, grooves and drillings. Assembly proceeds quickly by the erection instructions, and a small-panel delivery needs no crane. The same rules apply to comparing log packages as to any other: check whether erection, weather protection and roof structures are included – and which log type the quote is calculated on, because settlement-free log is a different product from ordinary laminated log.
