Construction without a building permit – What can you build in 2025?

One of the most persistent questions related to construction is what size shed, canopy or playhouse can be built without bureaucracy. The new Construction Act, which came into force at the beginning of 2025, brings clarity to this, but at the same time it significantly shifts responsibility from the authorities to the builder. Although the law exempts the construction of certain structures that are small in size and purpose from the permit process, it does not mean complete freedom.

The key message is: the zoning ordinance is still king. Even if you don't need a building permit, you still need to follow the local zoning ordinance, which can limit the size, location, and appearance of your structures. You also need to be careful about building safety and consider your neighbors. So, being free from permits means taking more responsibility to figure out the rules yourself.
