The modern log house is a far cry from grandma's old cottage: a smooth square profile, flush city corners without crossed ends, and large expanses of glass are everyday log building in 2026. Around a third of Finnish self-builders choose log. This guide explains how non-settling log rewrote the design rules, how a log wall meets the energy regulations, what research actually says about log-house indoor air, and what sort of budget the build requires. The figures reflect 2026 price levels and the regulations currently in force.

In 2026 the log house is mainstream: around a third of Finnish self-builders choose log, and almost all new log houses are built of laminated log. The build typically takes about a year. The biggest change of recent years is non-settling log, which removed log building's best-known technical constraint and opened the door to large glazed areas and modern floor plans.

What does a modern log house look like?

Today's log house is recognisable by its smooth square profile, flush city corners without protruding crossed ends, a low-pitched gable or mono-pitch roof and large windows. From the outside it can look like any modern timber house – inside, the solid wood is on show.

Industrial log building's share of new detached houses rose from 11 per cent (2010) to 27 per cent (2020), and about a third of self-builders now choose log. Log is also spreading to terraced houses, nurseries and schools, favoured for indoor-air reasons.

Non-settling log changed the rules

A traditional solid log wall settles about 30 mm per metre of wall height after erection, and ordinary laminated log about 10 mm. In non-settling log, some of the lamellas are glued with the grain vertical, so vertical moisture movement drops to almost nothing: at best the deformation is under 0.2% of wall height – less than a centimetre over five metres. That is the same level as a stud-framed house, and manufacturers back the non-settling performance with guarantees of up to 10 years.

So no settling allowances are needed above windows, plasterboard partitions and other non-settling structures fix directly to the log wall, and construction speeds up. Non-settling laminated log is every major manufacturer's flagship product and the standard for turnkey log homes.

What does a log house cost in 2026?

A turnkey log house in 2026 typically costs €2,500–3,500 per square metre. The house package and construction work take 70–80 per cent of the budget; the rest goes on utility connections, permits and landscaping. Tendering data puts the average log-house project at about €390,000, with a range of €140,000–670,000. An example for a 120 m² house with a total price of about €350,000:

  • Log package and erection about €200,000
  • Foundations and groundworks about €50,000
  • Building services about €40,000
  • Interior fit-out about €40,000
  • Garden and connections about €20,000

A log house is typically somewhat dearer than an equivalent stud-frame package; the difference lies in the material, not the site stages.

Does a log wall meet the energy regulations?

It does: solid wood has rules of its own. For a solid wood wall at least 180 mm thick the U-value reference is 0.40 W/(m²K), against 0.17 W/(m²K) for an ordinary external wall, and a log house's E-value limit for small houses is 20 per cent more lenient. So even a pure solid-log house gets its permit without added insulation. Solid wood's heat-storage capacity evens out indoor temperatures in heatwaves and hard frost.

Is log-house indoor air healthier?

Some claims hold up, some do not. There is research evidence for three: solid wood buffers indoor humidity, pine surfaces' antibacterial effect has been demonstrated in the laboratory, and wood surfaces lower stress. A log wall does not replace ventilation – a log house needs mechanical ventilation to current requirements, and the building services design decides indoor-air quality. Clinical evidence for relief of asthma or allergies is insufficient, though many allergy-affected families cite indoor air as their reason for choosing log.

Maintaining and finishing a log house

Outside, the log surface is protected as early as possible with a tinted translucent or opaque wood finish – a colourless treatment gives inadequate UV protection. Maintenance intervals are product-specific: translucent finishes 3–7 years, opaque 7–10 years, oil or acrylic paints on laminated log 10–15 years. South- and west-facing walls take the most punishment and set the rhythm. Interior surfaces can be left untreated, but bare wood darkens under UV light. Annual maintenance covers the tension screws in settling structures and a look at the joints and the plinth splash zone.

Checklist for the log house builder

  • Choose the log type by use: non-settling or ordinary laminated log for a house, solid log for a cottage or sauna.
  • Budget €2,500–3,500/m² for a turnkey build and compare scopes of delivery line by line.
  • Make sure the designer knows log structures – settling log requires settling allowances, adjustable jacks and sliding fixings; non-settling log does not.
  • Commission a ground investigation and settle the foundation method before finally comparing package quotes.
  • The permit is applied for as a building permit (rakentamislupa, formerly rakennuslupa) as for any new house; practices vary by municipality.
