What does a smart home cost, and where does it genuinely save money in 2026? This guide covers spot-price control of heating, hot water and EV charging, plus Matter.

The number-one benefit of a smart home in 2026 is energy saving: heating, the hot water cylinder and EV charging are automatically shifted into the cheapest spot-price periods. This guide explains what belongs in a new build, what it costs, what the Matter standard really does and what is still hype. More than half of Finnish households already use some form of smart home technology – rarely for the gadgetry itself, almost always because of the electricity bill.

In 2026, a smart home is above all about energy management: heating, the hot water cylinder and EV charging are controlled automatically according to the electricity price. In Finland, people buy smart home technology mainly to save energy and control costs – not for the technology itself. More than half of households already use some smart home solution, and that share is forecast to reach around 80 per cent by 2030.

Why has spot-price electricity changed the smart home?

Spot pricing has moved to 15-minute settlement periods – in Finland, the quarter-hour imbalance settlement (varttitase). Prices can swing severalfold within a day, and consumption cannot be shifted into the cheap periods by hand. So the baseline for a new build is automatic price-based control of heating, the cylinder and car charging. Optimising EV charging alone typically saves €50–250 a year, and heating control adds more, since heating is the biggest electricity consumer in a detached house.

The winter of 2026 showed this concretely: in January and February the average spot price climbed to 15–17 cents/kWh, while in July it fell to around two cents. The steeper the swings, the more you save by timing consumption. Household load control has also become part of how the whole electricity system operates.

What should go into a new build in 2026?

  • App-based control of the heat pump and underfloor heating, concentrating heating in cheap price periods.
  • A spot-price-controlled hot water cylinder that heats water when electricity is cheap.
  • An EV charging point with price-based control.
  • Consumption monitoring via the meter's HAN/P1 port or the manufacturer's app.
  • Optimisation of self-consumed solar power, if there are panels on the roof.

These are standard kit for a new build. Water-based underfloor heating in a concrete slab doubles as thermal storage: the house buys heat during the cheap periods and releases it evenly around the clock. Larger residential buildings are heading the same way – the EU's Energy Performance of Buildings Directive (EPBD) requires charging-point readiness in new residential buildings with more than three parking spaces. Plan for EV charging from the outset on a detached-house plot too.

What does a smart home cost?

A basic package – spot-price control plus relay or app control of the cylinder and heating – costs from a few hundred euros up to about €1,500. An EV charging point costs roughly €1,000–2,000 installed; in an existing house the installation work qualifies for Finland's household expenses tax credit (kotitalousvähennys), in new construction it does not. You do not need an expensive central control system. The savings come from the control being linked to the electricity price and the heating – not from how many devices the app lists.

In a house with solar panels the control does one further trick. Surplus electricity sells for only about 4 cents/kWh while bought electricity costs about 13 cents/kWh, so automation that times cylinder heating and car charging to your own peak production multiplies the panels' benefit at no extra cost.

What is Matter's role?

Matter is an interoperability standard bridging the Apple, Google, Amazon and Samsung ecosystems, and it appears in more devices all the time. It is not yet the core of energy control: heating and charging still run mostly through manufacturers' own cloud services. Matter brings lights, sensors and other devices into a single app, but the energy savings still come from the heat pump's and charging point's own controls. For a new build, choose devices supporting Matter or an open interface, so the home is not locked into one ecosystem.

What is hype?

The fully automatic AI home and using the EV as a home battery (V2G/V2H) are still at the pilot stage. Automation's real value is effortlessness: the system optimises in the background, and you never watch price curves yourself.

If the control is not connected to heating or charging, a smart device is just an expensive remote control.

The reverse is also true: a spot-price contract without automation is a risk, because winter spikes land on your bill in full. Adopt price and control as a pair.

Rule of thumb: if a solution does not control heating, the cylinder or charging, treat its savings claims with caution. Comfort and security features can still be worth buying – as comfort, not as a savings investment.

Checklist for the builder

  • Plan load control and EV charging at the electrical design stage – adding them afterwards costs more.
  • Choose a heat pump and charging point with proper spot-price control.
  • Only switch to a spot-price contract once the control is running.
  • Start with energy control and expand into comfort features later.
  • Compare the seller's savings claims against your own consumption before you buy.
